A website that looks like it came from an expensive agency, a commission-free booking engine, and a dashboard anyone can use. In sync with Airbnb and Booking.
On an €800 booking, the platforms take €120–145 in commission. On your own site, you keep it all.
Photos, copy, prices and rules. We build the site with one of our themes.
Airbnb and Booking sync automatically. Booked dates block themselves — no overbooking, no spreadsheets.
Guests book on your site and pay you by card or bank transfer. The money goes straight to your account.
Guests see open dates and book on their own, with seasonal pricing and minimum stays. Double bookings are impossible.
English always on + the local language. Terms, GDPR privacy and legal requirements generated from the country your place is in — from the mandatory registration number to the complaints book.
Calendars stay right across every platform, hourly.
Confirmations in the guest's language, under your name.
They manage bookings via magic link — without calling you.
Visits and conversion, no consent banner needed.
Not a feature list. What stops costing you time, money or sleep.
Overbooking costs you a one-star review and a guest with nowhere to sleep. The calendars talk to each other, both ways, with nobody blocking anything by hand.
On an €800 booking the platforms take €120 to €145. On your own site you keep all of it — and the money lands in your account, not ours.
The site does not replace the platforms: it catches the demand they already created and that is lost today — guests who return, guests who were recommended you, people who googled your property's name.
Terms, privacy and the mandatory registration number change from country to country. They are generated from the country the property is in, not from a generic template.
The same booking engine, a different personality for each property. See the styles live on our demo — switching later is one click.
Opens the demo; you switch style in there without leaving the page.
No commission per booking. No surprises. Cancel anytime.

Everything included, no limits
Prices exclude VAT at the legal rate. On Plus we handle the registration of a standard domain while the subscription is active; premium or aftermarket domains are quoted separately. The domain always belongs to you.
More people than you would think — but not out of thin air. Do not expect to top Google for “villa with pool in the Algarve”: that takes years and it is where the platforms spend millions. What the site captures is the demand that already exists around you and is lost today: the guest who returns next year, the friend they recommended you to, someone who saw you on Instagram, someone who found you on Booking and googled your name. Many of those people have never stayed with you — they are new guests. The difference is they arrive commission-free.
Anything that shares the same address and the same check-in. A building with eight apartments, a house let by the room, three cottages on the same estate — that is one property and one site, with no limit on rooms. If they are in different places, so that guests need a different address to get there, those are two properties: talk to us, because each deserves its own web address — someone searching in the Algarve is not searching in Porto.
For the name of your property, a few weeks — nobody is competing with you for it. For generic terms like "villa with pool in the Algarve", a year or more, and that is not where your first direct bookings will come from. We would rather tell you now than promise otherwise.
We set up your account on the platform: we load your photos and text, apply the theme you pick, connect the calendars and put the site live on your address. Two things only you can do, and they take about 20 minutes: the identity check on Stripe — required by law of anyone receiving payments, and Stripe handles it — and copying the calendar links from Airbnb and Booking.
No, and it would not be sensible. They keep bringing you guests who would never find you otherwise. The site lives alongside them: calendars sync automatically, so a booking in one place blocks the dates in the other.
Straight into your own account. Card payments go into your Stripe account, in your name; you can also accept bank transfer. The money never passes through us and we take no commission on your bookings.
It depends what it does. If it is a shop window with no booking engine — the most common case — what you gain is taking bookings and payments without the guest leaving the site. Send us the link and we will tell you honestly whether it is worth changing.
Yes. The subscription is annual and does not renew silently. On the Plus plan the domain is yours, and you take it with you if you leave.
Send us your Airbnb or Booking link and within 24h we'll show you what your website could look like — no strings attached.
